Job Position: Property Accountant (Salary may be negotiable based on Skills and Experience.)
Salary: $50K-$56K
The Property Accountant is responsible for managing the financial aspects of a portfolio of real estate properties. This role involves maintaining accurate financial records, preparing financial reports, and ensuring compliance with accounting standards and regulations. The Property Accountant will work closely with property managers, owners, and other stakeholders to provide financial insights and support decision-making processes.
Financial Reporting:
Preparation of Reports: Generate monthly, quarterly, and annual financial reports for each property in the portfolio. These reports include balance sheets, income statements, and cash flow statements.
Analysis and Interpretation: Analyze financial data to identify trends, variances, and potential issues. Provide insights and recommendations to management for informed decision-making.
Compliance: Ensure that all financial reports comply with accounting standards and regulatory requirements.
Accounts Payable and Receivable:
Invoice Processing: Oversee the processing of invoices, ensuring timely and accurate payments to vendors and service providers.
Rent Collection: Monitor rent collections, follow up on outstanding receivables, and manage tenant accounts to resolve discrepancies.
Reconciliation: Reconcile accounts payable and receivable ledgers to ensure accuracy and completeness.
Budgeting and Forecasting:
Budget Preparation: Assist in the development of annual operating budgets for each property, incorporating input from property managers and other stakeholders.
Performance Monitoring: Track budget performance throughout the year, identifying variances and providing explanations for significant differences.
Financial Projections: Develop financial forecasts to support strategic planning and decision-making.
Bank Reconciliation and Cash Management:
Bank Reconciliation: Reconcile monthly bank statements with the general ledger to ensure accuracy and identify any discrepancies.
Cash Flow Management: Monitor daily cash balances, manage cash flow, and ensure sufficient funds are available for operational needs.
Deposits and Receipts: Prepare bank deposits and process cash receipts, ensuring accurate recording in the financial system.
Tax Compliance and Reporting:
Tax Returns: Prepare and submit tax returns for each property, ensuring compliance with state and federal tax regulations.
Tax Planning: Implement tax planning strategies to minimize tax liabilities and optimize financial performance.
Audits: Conduct regular audits to ensure financial accuracy and compliance with tax laws.
General Ledger Maintenance:
Journal Entries: Prepare and post journal entries to the general ledger, ensuring accurate recording of all financial transactions.
Month-End Close: Perform month-end and year-end closing procedures, including account reconciliations and financial statement preparation.
Ledger Maintenance: Maintain the general ledger, ensuring it reflects the true financial position of the properties.
Financial Analysis:
Trend Analysis: Perform financial analyses to identify trends, variances, and areas for improvement.
Performance Assessment: Assess the financial performance of properties and recommend changes to enhance profitability and efficiency.
Collaboration: Work closely with property management and leasing teams to ensure accurate billing and financial reporting.
Internal Controls and Compliance:
Internal Controls: Implement and maintain internal controls to safeguard assets and ensure financial integrity.
Policy Compliance: Ensure compliance with accounting policies, procedures, and controls.
Audit Support: Assist with internal and external audits, providing necessary documentation and explanations.
Communication and Collaboration:
Stakeholder Communication: Maintain open communication with the accounting team, property managers, and other stakeholders to ensure alignment and transparency.
Financial Guidance: Provide financial support and guidance to property managers and owners, helping them understand financial reports and make informed decisions.
Meetings and Updates: Participate in meetings and provide financial updates as needed, ensuring all parties are informed of the financial status of the properties.
Qualifications:
Bachelor’s degree in Accounting, Finance, or a related field.
CPA or CMA certification is preferred.
Minimum of 3-5 years of experience in accounting, real estate, or a related field.
Strong understanding of accounting principles and real estate laws.
Proficiency in accounting software (ex. MRI, Yardi, or etc.) and Microsoft Office Suite (Excel, Word).
Excellent organizational, communication, and time management skills.
Ability to analyze financial data and provide actionable insights.
Detail-oriented with a high level of accuracy.
Strong problem-solving skills and ability to work independently.
