Job Position: Accountant (Salary may be negotiable based on Skills and Experience.)

 

Salary: $75K-$90K

 

The Accountant is responsible for managing the financial aspects of a portfolio of real estate properties. This role involves maintaining accurate financial records, preparing financial reports, and ensuring compliance with accounting standards and regulations. The Accountant will work closely with property managers, owners, and other stakeholders to provide financial insights and support decision-making processes.

 

Key Responsibilities:

Financial Reporting:

Preparation of Reports: Generate comprehensive monthly, quarterly, and annual financial reports for each property in the portfolio. These reports include detailed balance sheets, income statements, and cash flow statements, providing a clear picture of the financial health of each property.
Analysis and Interpretation: Conduct thorough analysis of financial data to identify trends, variances, and potential issues. Provide actionable insights and strategic recommendations to management to support informed decision-making and enhance financial performance.
Compliance: Ensure that all financial reports adhere to Generally Accepted Accounting Principles (GAAP) and other relevant accounting standards and regulatory requirements. Stay updated on changes in regulations to maintain compliance.
Accounts Payable and Receivable:

Invoice Processing: Oversee the end-to-end process of invoice management, ensuring timely and accurate payments to vendors and service providers. Implement efficient workflows to streamline the invoice processing cycle.
Rent Collection: Monitor and manage rent collections, ensuring timely receipt of payments. Follow up on outstanding receivables, resolve tenant account discrepancies, and maintain accurate records of all transactions.
Reconciliation: Perform regular reconciliations of accounts payable and receivable ledgers to ensure accuracy and completeness. Address any discrepancies promptly to maintain financial integrity.
Budgeting and Forecasting:

Budget Preparation: Collaborate with property managers and other stakeholders to develop detailed annual operating budgets for each property. Ensure budgets are realistic, comprehensive, and aligned with organizational goals.
Performance Monitoring: Continuously track and monitor budget performance throughout the year. Identify variances between actual and budgeted figures, and provide detailed explanations for significant differences.
Financial Projections: Develop and update financial forecasts to support strategic planning and decision-making. Use historical data and market trends to project future financial performance and identify potential risks and opportunities.
Bank Reconciliation and Cash Management:

Bank Reconciliation: Reconcile monthly bank statements with the general ledger to ensure accuracy and identify any discrepancies. Investigate and resolve any issues promptly to maintain accurate financial records.
Cash Flow Management: Monitor daily cash balances and manage cash flow to ensure sufficient funds are available for operational needs. Implement strategies to optimize cash flow and improve liquidity.
Deposits and Receipts: Prepare bank deposits and process cash receipts, ensuring accurate and timely recording in the financial system. Maintain detailed records of all transactions for audit purposes.
Tax Compliance and Reporting:

Tax Returns: Prepare and submit accurate tax returns for each property, ensuring compliance with state and federal tax regulations. Stay informed about changes in tax laws and regulations to maintain compliance.
Tax Planning: Implement effective tax planning strategies to minimize tax liabilities and optimize financial performance. Provide guidance on tax-related matters to property managers and owners.
Audits: Conduct regular internal audits to ensure financial accuracy and compliance with tax laws. Prepare for and support external audits by providing necessary documentation and explanations.
General Ledger Maintenance:

Journal Entries: Prepare and post accurate journal entries to the general ledger, ensuring all financial transactions are recorded correctly. Maintain detailed records to support financial reporting and audits.
Month-End Close: Perform month-end and year-end closing procedures, including account reconciliations and financial statement preparation. Ensure all financial data is accurate and complete before closing the books.
Ledger Maintenance: Maintain the general ledger, ensuring it accurately reflects the financial position of the properties. Regularly review and update ledger entries to ensure accuracy.
Financial Analysis:

Trend Analysis: Conduct in-depth financial analyses to identify trends, variances, and areas for improvement. Use data-driven insights to support strategic decision-making and enhance financial performance.
Performance Assessment: Assess the financial performance of properties and recommend changes to improve profitability and efficiency. Collaborate with property management and leasing teams to implement recommended changes.
Collaboration: Work closely with property management and leasing teams to ensure accurate billing and financial reporting. Provide financial support and guidance to enhance operational efficiency.
Internal Controls and Compliance:

Internal Controls: Implement and maintain robust internal controls to safeguard assets and ensure financial integrity. Regularly review and update controls to address emerging risks.
Policy Compliance: Ensure compliance with accounting policies, procedures, and controls. Provide training and guidance to staff on compliance matters.
Audit Support: Assist with internal and external audits by providing necessary documentation and explanations. Address audit findings promptly to maintain compliance and improve processes.
Communication and Collaboration:

Stakeholder Communication: Maintain open and effective communication with the accounting team, property managers, and other stakeholders. Ensure alignment and transparency in financial matters.
Financial Guidance: Provide financial support and guidance to property managers and owners, facilitating informed decision-making. Present financial information in a clear and concise manner to non-financial stakeholders.
Qualifications:

·      Bachelor’s degree in Accounting, Finance, or a related field.

·      CPA or CMA certification preferred.

·      Minimum of 3-5 years of experience in accounting, preferably in real estate or property management.

·      Strong knowledge of accounting principles and practices.

·      Proficiency in accounting software and Microsoft Office Suite, particularly Excel.

·      Excellent analytical and problem-solving skills.

·      Strong attention to detail and accuracy.

·      Effective communication and interpersonal skills.

·      Ability to work independently and as part of a team.

·      Strong organizational and time management skills.
